Title Check & Due Diligence

What the Land Registry actually says about the property you're about to buy.

Typical appointment: 45 min

A reservation agreement and a deposit can be signed in an afternoon. Recovering that deposit, if the property turns out to be mortgaged to the developer's bank, takes years. Before you commit, we search the Land Registry for the real ownership position, any mortgages or memos registered against the property, and whether the title deed exists or is still pending. We check the building and planning permits against what is physically there, and confirm there are no outstanding municipal or utility debts attached. You get a written summary in plain language: what's clean, what's a risk, and what to negotiate before signing.
