Permanent Residence — Category 6.2 (Fast-Track)
Lifetime residence for non-EU nationals, based on a qualifying property investment and secure income from abroad.
Typical appointment: 90 min
Category 6.2 is the route most non-EU families use to settle in Cyprus permanently. It rests on two things: a qualifying investment in new property bought from a developer, and provable annual income arriving from outside Cyprus, scaled to your family size.
Applications get held up on the income side far more often than the investment side, and usually for the same reason: the income has to come from abroad. Salary from a Cyprus company does not count towards the threshold, however large it is. The whole point of the requirement is that you are financially independent of the Cyprus labour market.
The investment side has its own trap. Resale property does not qualify — it has to be a new build purchased directly from a development company, and the funds have to be transferred from abroad.
Once granted, the permit is for life. There is no renewal, no annual filing. You simply need to visit Cyprus periodically to keep it.
